This has been a busy fall and projects have to be completed as the weather gets colder.
Solda has done a wonderful job updating the pool with 2 new skimmers, a new and improved main drain linear cover, beautiful blue tiling and new plaster with blue flecks plus an auto water filler. The challenge has been that with the colder temperatures there have been pump problems, skimmers plugged with leaves and the chance of water pipes freezing. The water meter was removed but the water pipes still need to be drained once they have thawed and valves can be opened.
Many daily trips to check on the pool have been taken over the last 2.5 weeks. Still outstanding will be hiring the job to drill and install paver anchors for the safety winter cover and by the third week of November, the new plaster should be cured enough to winterize and close the pool.
Orillia electric has repaired the damaged junction box contactor assembly for the pool heat pump #2.
The wooden gate into the pool area had to be dismantled so the landscapers could lay pavers in that area. This gate will be modified and reinstalled before the start of pool opening in the Spring.
The landscaping completed by Mariposa Landscaping was top notch. The workers were courteous and hard working. I had to finish some of the final touches such as moving top soil, moving river rock and adjusting the large river rock by the tennis courts but overall the work has been excellent. They will return to complete polymeric sand install at some future date.
Black chain link fencing was installed around the pool by Johnson Fencing. The installers were not careful with all aspects of the installation so they will be coming back to complete areas that need attention.
J Wares installed some new eavestroughs and down spouts on the flat roof towards the mail kiosk. They also are working on a quote for a new door that will lead into the newly established foyer which is currently the library. The library will be moved into a new area once a final decision is made.
The new furnace and heat pump have needed adjustments since their installation in early October. Two service calls have been made with a 3rd yet to be scheduled to re-pressurize the heat pump fluid system.
Another 340 feet of LED warm white lights were installed in the Loft rafters for evening events, completing the installation.
Vipond completed the annual inspection of the fire suppression and sprinkler system. The report states we now require the 5 year hydrostatic test of the system to be arranged at a future date.
Several windows in the Solarium have failed seals and will need replacing. Once completed, plans are to install a 3M film on the outside of all windows in the Solarium. This will reduce the solar gain and protect the seals from over heating and failing plus keep the area cooler so the AC is not required to work as hard in the warmer weather.
Looking forward to a much needed break this winter.
